United Way of Texas Gulf Coast Service Centers
1300 Bay Area Blvd.Houston, TX 77058
USA
Agency Type: Human service
Established 1970
In an effort to bring services closer to where people live and work, United Way established a system of service centers in areas outside of Houston. Services vary from center to center, but, in essence, each service center provides one-stop shopping for human care services.
United Way, other nonprofits, and governmental agencies are housed in one location and provide a full range of services, including family counseling, skills for self-sufficiency (employment counseling and placement, literacy services, and credit counseling), foster care, drug and alcohol counseling, youth services, health awareness and education, disaster relief, services for seniors, and information and referral.
In addition, services are made possible at a lower cost due to shared space and the centralization of support services (e.g. utilities, maintenance). The physical proximity also promotes cooperation among the agencies and enhances the quality of services. [Text adapted from websites]

Washington Studios
315 Lake Avenue NorthDuluth, MN 55806
USA
Agency Type: Arts
Established 1995
Located in Duluth's Central Hillside Neighborhood, this six-story, turn-of-the-century building was formerly a neighborhood junior high school. Developed by Artspace, it is now an affordable residential/work artist cooperative and a unique mixed-use building encompassing artist housing and the Washington Community Center. This project has received the Duluth Preservation Alliance Award and a Preservation Alliance of Minnesota Award.
The 39 units in Washington Studios offer unique floor plans and feature hardwood floors, 12-30-foot ceilings, plenty of windows, ample closet/storage space, and new kitchens and baths. The cooperative's amenities include an on-site resident manager, laundry rooms, outdoor children's playground, and an outside parking lot.
The flexible use space includes a gallery, meeting rooms, two dance performance studios, three dedicated music rehearsal rooms, and a "dirty project" room. Approximately one-third of the property is dedicated to the Washington Community Center, which has basketball courts, a swimming pool, a workout room, exercises classes, a police outpost, and headquarters for several community organizations. WENSNet--Windsor Essex (Canada) Nonprofit Support Network
PO Box 653Windsor, Ontario N9A 6N4
USA
Agency Type: Mixed--by design/plan
Established 1995
WENSNet operates two office buildings housing a total of 18 charitable organizations. The office suites are custom-designed to suit the specific needs of the tenant organizations. Six multi-purpose rooms are available at no cost for conferences, seminars, board meetings, and other charitable purposes. These facilities are heavily subsidized through fundraising efforts. In January 1997, Windsor's first "charity mall," the Windsor Jaycees Community Commons, opened. A professional office complex designed specifically for charities and their patrons, the facility occupies 16,000 square feet and houses six organizations, with private office space ranging in size from 500 to 5,500 square feet.
The success of the Community Commons quickly attracted the attention of the local nonprofit sector. As a result of this ongoing pressure for inclusion, the development of WENSNet's second facility was undertaken. This location doubled the size of the original Community Commons, with 32,000 square feet of floor space and an additional 20,000 square feet of storage area. The Herb Gray Centre for Nonprofit Excellence, as it became known, filled to capacity before renovations were even completed. It is a landmark property in the heart of Windsor's City Centre, offering tenant agencies a high-profile, barrier-free location while at the same time reducing their overhead. Collectively, tenants save an average of $200,000 per year over market lease rates for similar facilities. [Text adapted from website]

Wilson Historic District
The Meadows Foundation Wilson Historic Block3003 Swiss Avenue
Dallas, TX 75204-6090
USA
Agency Type: Mixed
Established 1981
In 1981 the Meadows Foundation began work on the acquisition and historic restoration of several turn-of-the-century Victorian homes in a deteriorated neighborhood near downtown Dallas. Today, 27 nonprofit agencies are provided rent-free office space, as well as management and technical assistance.
This historically preserved area has created a neighborhood of nonprofit agencies using rent-free office space to encourage collaboration and improved agency operations. Tenants pay their own utilities, while the foundation provides all maintenance, security, landscaping services, and parking facilities at no cost to the tenant agencies. In place of rent, tenants agree to work to improve their management effectiveness and to develop cooperative programs with other nonprofit organizations. Preservation Dallas offers tours of the Wilson Historic District. [Text adapted from website and past correspondence and conversations between administrative staff and Diane Kaplan Vinokur]
